
Basement TI and Path of Travel Upgrade
I’ve being working on this project since 2024 September till 2025 summer from project initiation to CA, following through all aspects of this project.
Scope of work includes repairing the entire water damaged basement, bringing existing non code conformance space up to code with an emphasis on providing ADA accessibility and path of travel, ie: ADA lift, appropriate grading, ADA bathrooms. The unique challenge of this project is to define owner scope of work from insurance scope of work.
Di worked closely with teams of clients, engineers, GCs, local authorities to develop plans, specifications, images, ensuring that project meets client needs and up to code per local authority regulations, and ready for GC to pull RTI in line of project schedule. During construction, she expedites the communication process with fast tracked responses.
Key responsibilities is not limited to create/develop designs, coordinate between design teams, (ie: MEP structural , civil, shoring, soils, lighting, hardware engineers), collaborate with clients, (ie: principals, head of schools, teachers, school hired PM), making sure design requests are plugged into design, review with local authority, (ie: city plan checkers), review bid, answer RFI, but also conduct submittal/ change order reviews during construction administration to deliver controlled quality product within pre-planned budget

There is a lot of coordination on this project: within A/E team with our consultants. with clients, with city, with contractor. I was busying and feel so good with accomplishment achieved everyday. I also enjoy the flexible schedule while I was be able to lead my own project: starting early at 8 am and be able to leave on time when I finish my work of the day. Golden time. That’s what I want. maximize what I can contribute while being flexible.
I can also expand more on classroom design in this post: code regulations, exits, path of travels, building and safety requirements, clearances, California ADA requirements, how many of doors needed for each classroom, what kind of doors are recommended, door hardware, plumbing calculations, etc. will add more when I have time.
